St. James Parish Housing Authority - RAD Program

Instructions

Convent Trace Development, LP                           Central Crossing Development, LP

Welcome to the St. James Parish RAD-Project Based Rental Assistance Waiting List Pre-application portal!

You are in the right place if you would like to apply to Convent Trace Development (Rev. Thomas Scott Street) or Central Crossing Development (Central Crossing Street)  These complexes were former public housing communities converted through HUD’s Rental Assistance Demonstration program. The St. James Housing Authority continues to provide sub-management services to both communities through an agreement with the management agent, NDC Asset Management.

Please Read Carefully:

Both RAD-PBRA properties are accepting online pre-applications to place your name on the waiting list.   YOU MUST ENTER A SEPARATE APPLICATION FOR EACH PROPERTY.  The online application portal is available 24 hours a day during the open waiting list period. Paper pre-applications are no longer available and only applications submitted through this portal are accepted and added to the waiting list(s).   For all reasonable accommodation requests, please call the Housing Authority’s main offices at 225 869 3278 x1 or contact NDC Asset management, 504 Coordinator Dennese Hitt at (941) 907-4109;                TTY - (800) 654 5984 or by email dhitt@ndcassetmanagement.com.

Convent Trace and Central Crossing properties are fully leased since 2018 and offers for housing are made only when there are vacancies.

IMPORTANT INFORMATION:

  • Please be sure to completely fill out ALL questions and do not leave information blank or your application may not be processed.
  • Your position on the list(s) will be based on the information you provide as well as date and time of the application.
  • It is very important to update your application with ANY AND ALL CHANGES TO YOUR STATUS OR HOUSEHOLD COMPOSITION to include your telephone number, email and mailing address.  Failure to update your information can result in your name being removed from the waiting list.  You can do this in the following ways:
    • In writing by mail at P.O. BOX 280, Lutcher, LA 70071,
    • call our administrative offices at 225 869 3278 x1 to request to update your information
    • you can email us directly from your application (there is a link in the portal)
    • or by visiting SJPHA’s website at www.stjameshousing.com and submitting a comment/request on the main page and someone will return your call or email
  • We must be able to always reach you by at least one of your forms of contact provided, or your application may be REMOVED FOR YOUR failure to respond.
  • PLEASE DO NOT COMPLETE OR ENTER DUPLICATE APPLICATIONS.  If you enter your information and it shows you have an existing profile, please call the office for further assistance with updating your application. 225 869 3278 x.1
  • Your application will be placed on the waiting list(s) you select based on the date and time of your application.  Your status does not change until those families that are ahead of you are either housed or removed.  Your situation or those in your community cannot change your status or speed up your housing process.
  • It is a good idea to make sure you have the following documents and keep them in a safe place until you are contacted. Your full application cannot be processed without:  State Issued ID or DL for all household members 18 and older, official birth certificates for all household members, social security cards for all household members.  If you or a member of your family member are non-citizens, you will be provided a list of required documents to verify your status.  This is not an all-inclusive list but are some of the documents that will hold up your application approval.
  • Your household income must not exceed the current Income limits as set by HUD and is based on your household size.  If your annual income is more than the income limit for your household size your application will be denied. We have found that sometimes the information is entered incorrectly, and you should always call the office (225 869 3278 x1) to request an informal review about a denial email to ensure we have the correct information.  Current Income limits are updated in the application system.  If your income as entered exceeds the limit for your household size, your application will be denied.

WE LOOK FORWARD TO SERVING YOU SOON!

You are now about to enter your pre-application to be placed on one or both of our RAD-PBRA OPEN Waiting list(s) of your choice.

Here are some important things to remember:

  1. There are no fees for applying to our Agency’s waiting list.  If you receive any notices from an agency or website requesting funds to complete an application related to our program, that is NOT legitimate and not related to our Housing Authority or any of the programs we operate.
  2. Applications for Convent Trace and Central Crossing must be entered separately.  Just because you apply for one complex, does not mean you will be automatically considered for housing at the other.
  3. Our Agency programs do not offer Emergency Housing.  If you feel your current situation requires additional assistance and you cannot wait to be contacted by our program, you may contact your State’s Community Information Centers by calling 211 to look for other housing assistance or programs that might be of assistance to your immediate needs.  Also you may contact St. James Parish's Housing Counseling agency at 225 562 2352.  This program is not affiliated with our agency but is a resource for housing information for citizens of St. James Parish.

Thanks again for considering our Project Based Rental Assistance Properties and we hope we will be able to assist you soon. If you need assistance with understanding any of the information or our online application services, please feel free to contact our administrative office and ask to speak with one of our Housing Specialists at (225) 869-3278.
